The part nobody tells tenants: cleaning cannot fix damage. Bleach marks, rust, dye transfer from a rug and burns have changed the fibre itself, so no amount of extraction brings the colour back. If your carpet has any of those, you want that in writing from a cleaner before the inspection, not raised by the agent afterwards as though it were our failure or yours.
So we look first and tell you plainly which marks will lift and which are damage. You can then raise it with the agent yourself, with a professional clean already on record.

We tell you before the clean, not after. Bleach, rust, dye transfer and burns are damage rather than dirt, and cleaning cannot reverse them. Knowing in advance lets you raise it with the agent yourself.
Ideally a couple of days before, once the property is empty. Carpets clean better with the furniture out, and it leaves a little room if you decide something needs a second look.
